It must first show that the parties involved have offered and accepted to exchange any value. A second requirement is that the compensation (e.g. money for renting space) signal the benefits of the completion of the contract. A residential lease (a contract between a tenant or landlord) is made up of several aspects between Friendly Dawg Lou and Lou. As Friendly Dawg offered to exchange space for rent, it is an offer-and-take contract. The agreement also stipulates that a $500 monthly rent is payable for commercial properties. There is evidence of mutuality on the other hand, as neither the one party forced or coerced the other into the agreement.

Possibile Rights
i. Friendly Dawg
Based on these circumstances, Friendly Dawg may have several rights. Friendly Dawg is able to expand his business. Since the contract doesn’t have restrictions, this component is legal. The landlord must also include it as it forms a major part of the agreement. Friendly Dawg, having fulfilled its responsibilities, has paid rent on-time and in greater quantities than Sunshine Yoga. Therefore, Friendly Dawg can reject all charges for infringement.
ii. Landlord Lou
Lou is entitled to several rights due to contract law. Because the contract explicitly mentions animals suppliers, Lou has the power to order Friendly Dawg not to operate his animal farm.
Claims
i. Friendly Dawg
Friendly Dawg may have many claims, based upon this situation and an emphasis in contract law. First, Friendly Dawg may argue that Sunshine Yoga pays less rent and has the right grow the company in order to recover the difference. Dave can seek compensation from his landlord to cover the inconveniences caused by the delay in installing the air conditioner.
ii. Landlord Lou
This situation gives the landlord many legal rights. He might claim that Dave’s father made the agreement, but he died two years ago. This would require a new arrangement with his son.
